Not everyone wants the responsibility of direct property ownership. The requirement to register with the IRS, file and pay US taxes as well as the potential for tenant/management issues are just some of the reasons that some investors shy away from real property ownership.

 

The underlying business of our partners and associates in the United States is the acquisition, renovation and onward sale to an end user of real estate assets. Whilst mortgage funding is very widely available again for the end user/buyer, it is still difficult to acquire flexible mortgage funding for the raw distressed properties that are acquired off market.

 

The Partnership arrangement is effectively that investors become the mortgagee of the raw products by way of being the funder of a bespoke purchasing entity that is used exclusively for buying the assets in their raw state.

 

A Corporate Debenture, or Bond will be a familiar investment vehicle to any serious investor and it is this type of structure that is created personally between the investor and operating company.
